Property Passport: an example

This is how the passport of an apartment looks after renovation. The property and all data on this page are an example.

Property

  • Apartment, 1 bedroom
  • Renovation: 6–8 weeks
  • Team: Speedora manager and in-house craftsmen
  • The passport is filled in during the works and handed over with the keys

Hidden works

Before walls, ceilings and floors are closed, they are photographed. Each photo is tied to a room and a spot, with distances from a clear reference point.

  • Bathroom: wall behind the vanity — plumbing; ceiling above the shower — electrics; shower floor — waterproofing
  • Kitchen: wall behind the worktop — sockets and water
  • Living room: ceiling — lighting and air conditioning
Example · Wall behind the vanity
Example · Wall behind the vanity
  1. Cold water inlet — 38 cm above finished floor
  2. Hot water inlet — 12 cm left of cold
  3. Shut-off valve
  4. Mirror light cable — do not drill here

Reference point: finished floor level, left edge of the vanity

Materials

Everything used in the apartment: photo, manufacturer, code and room — no searching for “a similar tile” years later.

  • Wall paint — colour code and finish
  • Floor tiles — collection, format, code
  • Grout — colour and code
  • Sanitary ware — model and installation type
  • Switches and sockets — series and colour

Utility layouts

As-built drawings: what was actually built, not only the original design.

  • Electrics and lighting
  • Water supply and drainage
  • Air conditioning
  • Ceilings and light positions

Warranty

  • Speedora workmanship — 3 years from handover: finishing, tiling, waterproofing, drywall, electrics and plumbing.
  • Equipment — manufacturer's warranty, with end dates in one list.

Documents

Handover certificate, equipment manuals and material certificates — in one place instead of chats and email.
